Property Leasing Manager (Industrial)

Responsible for driving the sales of industrial lots and leasing of ready-built factory (RBF) units within a large-scale industrial development in Calamba, Laguna.

The role focuses on developing a strong B2B pipeline, identifying and securing industrial locators, managing high-value transactions, and achieving sales and leasing targets. It also oversees a small leasing/sales team and works closely with internal stakeholders to support successful deal execution.

Key Responsibilities:

Sales, Leasing & Revenue Generation

• Develop and execute sales and leasing strategies based on available inventory, market demand, and revenue objectives.
• Drive the sale of industrial lots and leasing of ready-built factory (RBF) units.
• Identify and pursue potential locators, including manufacturers, logistics companies, industrial users, technology companies, and other large enterprises.
• Build and manage a strong pipeline of qualified corporate and industrial prospects.
• Conduct client presentations, site tours, negotiations, and deal closing.
• Manage long and complex sales cycles from initial inquiry through contract execution.
• Achieve agreed sales and leasing targets.

Team Leadership

• Lead and manage a small team of leasing/sales professionals.
• Set individual and team targets and monitor performance against KPIs.
• Provide coaching, field support, and guidance throughout the sales and leasing process.
• Ensure consistent sales messaging, pricing discipline, and professional client engagement.
• Conduct regular pipeline and performance reviews.

Market Development & Business Generation

• Develop and maintain relationships with industrial locators, corporate clients, property brokers, industry associations, chambers of commerce, and other relevant networks.
• Generate new leads and business opportunities within the industrial real estate market.
• Monitor market trends, competitor activity, pricing, and demand.
• Conduct and participate in site tours, roadshows, industry events, and client presentations.
• Develop strategies to expand market reach and attract high-value industrial clients.

Client & Stakeholder Management

• Build and maintain long-term relationships with prospective and existing locators.
• Understand client requirements and coordinate with technical, legal, marketing, and management teams to develop appropriate solutions.
• Lead commercial discussions and ensure transactions align with approved pricing and terms.
• Coordinate with internal stakeholders throughout the transaction and onboarding process.

Reporting & Business Planning

• Prepare sales forecasts, pipeline reports, and regular performance updates.
• Monitor conversion rates, sales/leasing performance, and pipeline movement.
• Provide market insights, business opportunities, and competitive intelligence to management.
• Ensure compliance with internal policies, approval processes, and sales/lease requirements.

Qualifications:

• Bachelor’s degree in Business, Real Estate, Marketing, Management, or a related field .
• 5–8 years of experience in real estate sales, leasing, business development, or a related commercial role.
• Experience in industrial, commercial, land development, logistics, or large-scale property is highly preferred.
• Proven track record of closing high-value property sales or long-term lease transactions .
• Experience managing or leading a sales/leasing team.
• Strong network among industrial locators, corporate clients, property brokers, or business groups is an advantage.
• Familiarity with the Calamba/Laguna industrial market is highly preferred.
