Full-time

Charlz Realty

We are seeking a qualified and experienced Geodetic Engineer to join our team. The ideal candidate will be responsible for conducting land surveys, preparing technical survey reports, and supporting site development and property documentation requirements. Key Responsibilities:

  • Conduct boundary surveys to establish and verify property boundaries, resolve boundary disputes, and support land acquisition and property transactions.
  • Perform topographic surveys to gather accurate data on terrain, elevations, contours, and existing site features for project planning and design.
  • Carry out subdivision surveys to divide land into legally compliant lots for residential, commercial, or mixed-use developments.
  • Prepare and validate survey plans, maps, and technical descriptions required for government approvals and land registration.
  • Conduct environmental and site assessments to identify flood-prone areas, soil conditions, and other geographical factors that may impact development projects.
  • Utilize surveying instruments, GPS, GIS, and mapping software to produce accurate geospatial data and reports.
  • Ensure compliance with applicable land surveying laws, regulations, and industry standards.
  • Establish and maintain survey control points, benchmarks, and reference lines to ensure accurate positioning of buildings, roads, utilities, and other infrastructure.
  • Perform construction staking and layout surveys based on approved engineering and architectural plans.
  • Monitor site conditions for ground movement, settlement, or structural deformation during and after construction.
  • Conduct verification surveys and quality control checks to ensure construction works comply with design specifications and approved plans.
  • Conduct GPS, Total Station, and drone (UAV) surveys to collect accurate site data.
  • Utilize GIS and mapping software for land data management, analysis, and project planning.
  • Generate maps, survey reports, and 3D models to support development and construction projects.
  • Conduct title and boundary surveys to verify land ownership and property limits.
  • Ensure that land is appropriately zoned for the intended use (residential, commercial, etc.), and assist in navigating regulatory approval processes for permits.
  • Provide data to support applications for land use permits, building permits, and environmental compliance, helping the company navigate regulatory requirements.
  • After construction, conduct surveys to verify that the completed project matches the original design, particularly for roads, utilities, and building placements.
  • Provide final reports for project documentation, including as-built drawings and any deviations from the initial plans.
  • Monitor structures and surrounding land during construction to detect any settlement or movement in the ground or building foundations.
  • Provide corrective measures if any issues arise to ensure safety and stability.
  • Provide geospatial data to help assess the feasibility of a construction or real estate project, considering factors such as land topography, accessibility, and environmental conditions.
  • Assist in estimating survey and land measurement costs for budgeting and planning purposes.
  • Advise on potential land-use restrictions, zoning laws, and the best approach for subdividing or developing land based on survey results.
  • Ensure that all survey and titling activities comply with DENR, PRC, and company policies.
  • Conduct regular validation of survey plans and land data to prevent overlaps or discrepancies.
  • Keep abreast of current laws, regulations, and technical bulletins affecting land surveys and titling procedures.
  • Submit periodic reports on survey progress, documentation status, and titling milestones.
  • Maintain proper filing and safekeeping of survey records and signed plans.
