Responsibilities
- Manage live short-term rental calendars in PriceLabs, maintaining base rates, minimum price floors, seasonal profiles, minimum stay rules, orphan gap settings, and date-specific overrides
- Verify existing overrides, overlapping customizations, owner constraints, and promotions before applying pricing adjustments, ensuring updates sync accurately across PMS platforms (e.g., Guesty, Hostaway, OwnerRez) and OTA booking channels
- Monitor forward booking pace, occupancy rates, Average Daily Rate (ADR), total revenue, pickup, cancellations, and lead times across portfolio listings
- Benchmark property performance against competitive sets and historical market data, evaluating listing visibility, total guest-facing pricing, and restrictions alongside nightly rates
- Investigate weak occupancy periods, pricing anomalies, and unbooked calendar gaps to draft concise, data-backed rate and restriction adjustment recommendations
- Confidently utilize AI tools (Claude/ChatGPT) to accelerate portfolio data analysis, market research, performance reporting, and process documentation while auditing output accuracy against source data
- Maintain clear change logs tracking rate adjustments, core rationale, and downstream performance outcomes
- Identify, troubleshoot, and escalate PMS/PriceLabs sync failures, data gaps, channel promotions, and conflicting restriction settings
- Collaborate with internal revenue management leadership, contributing to SOP documentation, workflow automations, and internal reporting dashboards
Qualifications
- Demonstrated hands-on experience managing live short-term rental listings and pricing strategy within PriceLabs
- Deep structural understanding of dynamic pricing mechanisms, minimum stay rules, orphan gap logic, seasonal profiles, and rate override hierarchies
- Advanced proficiency in spreadsheet applications (Google Sheets/Excel) for data manipulation, portfolio analysis, and performance auditing
- Proven ability to interpret booking metrics and market context independently, going beyond automated software recommendations
- Hands-on experience leveraging generative AI tools for data analysis, workflow optimization, and reporting
- Detail-oriented with strong problem-solving initiative, careful data-handling habits, and clear escalation judgment
- Prior experience working across multiple STR markets or using PMS platforms (Guesty, Hostaway, OwnerRez) and OTA promotional tools is a strong advantage
