Job Overview

The Zone Manager is responsible for overseeing the overall operations, maintenance, and tenant relations within assigned office zones or commercial property areas. The role ensures operational efficiency, compliance with company standards, and a safe, secure, and well-maintained environment for tenants, visitors, and stakeholders.

Key Responsibilities

• Oversee the daily operations of assigned office zones, including facilities management, housekeeping, security, and administrative support.
• Ensure building systems, equipment, and facilities are properly maintained and operating efficiently.
• Coordinate with tenants regarding operational concerns, service requests, and building-related matters.
• Monitor and evaluate vendor, contractor, and service provider performance to ensure compliance with company standards and service level agreements.
• Conduct regular inspections of assigned zones to ensure cleanliness, safety, and operational readiness.
• Ensure compliance with company policies, building regulations, and government safety requirements.
• Support the implementation of operational programs and initiatives that improve tenant experience and building performance.
• Prepare operational reports, incident reports, and updates for management review.
• Coordinate closely with engineering, property management, leasing, and administrative teams to support operational requirements.
• Respond promptly to operational emergencies and assist in resolving building-related concerns efficiently.

Qualifications

• Bachelor’s degree in Business Administration, Property Management, Engineering, or any related field.
• At least 4–6 years of experience in property management, facilities management, or building operations.
• Experience handling commercial buildings, office properties, or mixed-use developments is preferred.
• Strong knowledge of building operations, tenant coordination, facilities management, and vendor supervision.
• Excellent leadership, communication, coordination, and problem-solving skills.
• Ability to manage multiple operational concerns in a fast-paced environment.
• Proficient in Microsoft Office and operational reporting.
• Willing to work onsite in Cebu.
