Company Description: Minty Living is a rapidly growing, technology-enabled design and hospitality company focused on vacation rentals and investment properties. By blending high-touch guest services with distinctive aesthetic design, the company attracts demand from multiple booking channels and market segments. Minty Living works closely with property owners to maximize profitability and monetize real estate assets through professional management. In addition to operations, the company offers Design & Installation services, using detailed design roadmaps and on-budget implementations to unlock a property’s full income-generating potential.

Purpose

Owners need accurate statements and protected funds. Management needs financial statements it can trust. Acquired businesses need an accounting transition that preserves those outcomes while changing systems and teams.

You will own the preparation and execution work that makes those outcomes possible, with senior finance and CPA review. The first assignment will focus on acquisition diligence, accounting cleanup planning and integration into Minty's operating model.

Responsibilities

• Build a source inventory and period/account coverage map for incoming acquisition records. Turn missing support into precise requests with owners, dates and acceptance criteria.
• Reconcile the PMS reservation/owner ledger, bank and payment-processor activity, trust funds and operating GL. Explain management fees, guest/owner pass-throughs, reimbursements, refunds and deposits without counting protected funds as company earnings.
• Prepare supported monthly P&Ls, balance sheets, trial balances and service-margin analyses. Trace entries through the statements and maintain proposed-adjustment schedules with evidence and reviewer approval.
• Diagnose historical account mapping, opening balances, related-party entries, payroll allocation, design/project accounting, aged A/R and debt-like obligations.
• Prepare tax collected/remitted/liability schedules and complete support for CPA review. Coordinate jurisdiction evidence and filing questions with qualified advisers.
• Prepare common-cutoff working-capital schedules, transaction baselines and financial inputs to disclosure, liability and funds-flow schedules under approved deal definitions.
• Execute the approved accounting migration: map accounts and IDs, test exports/imports, reconcile opening balances, protect history and keep a documented fallback until validation passes.
• Run a controlled close calendar, prepare senior-review packages and train preparers and backups. Document recurring tasks and reduce manual work after the accounting logic is validated.

Required expertise

• Demonstrated hands-on controller or senior-accountant ownership of GL reconciliations and monthly financial statements.
• Direct experience with trust/client-money accounting and owner/property subledgers, preferably in vacation rentals or property management. Closely related fiduciary accounting experience must be demonstrated through the work sample.
• Acquisition accounting cleanup or financial-systems integration experience, including reconciliation of historical and opening balances.
• Strong accrual accounting, debit/credit fluency, gross-versus-net revenue judgment and ability to distinguish cash movement from earnings.
• Advanced Excel/Sheets reconciliation skills and practical QuickBooks Online experience; ability to work with PMS exports and learn Guesty/Streamline workflows.
• Clear written and spoken English for accounting requests, owner/operator discussions and reviewer handoffs. We assess work-related clarity and understanding.
• Evidence discipline, secure handling of financial data and comfort escalating uncertainty before posting unsupported corrections.

Helpful experience

Lodging/sales-tax evidence, project/design deposits and inventory, multi-entity reporting, cross-border contractor workflows, payment-control design and repeatable acquisition templates. CPA or equivalent professional qualification is helpful; credential requirements will be matched to the approved responsibilities.

Working model and selection

This role is structured as an hourly independent contractor consulting engagement . For U.S.-based contractors, this is not a W-2 employment arrangement.

Work with the CEO, senior finance reviewer, CPA/tax advisers, accounting preparers and acquired operators. We expect substantial dedicated availability during the initial integration. A six-month project-led engagement and continuing employment are options under review.

Selection includes an initial discussion, Finance-advisor-led accounting interview, a paid synthetic work sample and relevant references. Final work location, hours, compensation and engagement terms will be supplied before an offer.
