Live-in Rental Property Manager – Short-Term & Long-Term Rentals

We are looking for a trustworthy, responsible, and highly organized Live-in Rental Property Manager to manage our short-term and long-term rental property in Zamboanga.

This role is for someone who can communicate professionally in English, maintain high cleanliness standards, take responsibility, and manage daily property operations. The manager must be honest, reliable, detail-oriented, and able to enforce house rules firmly and professionally.

Excellent spoken and written English is required. This is non-negotiable. Applicants with weak English communication skills will not be considered.

About the Property:
The property includes:
- 2 suites: one suite with balcony and one suite without balcony but with a larger dining area
- 4 fully furnished one-bedroom rental units
- 2 smaller one-bedroom units with private bathroom, refrigerator, wardrobe/closet, work table, and bed
- 2 larger one-bedroom “Plus” units with more space, private bathroom, refrigerator, wardrobe/closet, work table, and bed
- Shared kitchen area for selected rental units

Live-in Accommodation:
Free on-site accommodation is provided for the manager.

The employee pays their own electricity usage.

Responsibilities:
- Manage short-term and long-term rental operations
- Communicate with guests and tenants in fluent English
- Handle check-ins, check-outs, guest concerns, and tenant concerns
- Monitor cleanliness, room condition, and property standards
- Inspect suites, apartments, rooms, bathrooms, and common areas regularly
- Coordinate cleaning, laundry, supplies, repairs, and maintenance
- Make sure house rules are followed
- Handle problems calmly and report important issues immediately to management
- Keep simple daily and weekly reports
- Follow checklists, company procedures, and management instructions
- Protect company property, keys, guest information, and tenant information
- Maintain a professional, clean, safe, and organized rental environment
- Support smooth operations for both short-term guests and long-term tenants

Requirements:
- Excellent spoken and written English
- Honest, trustworthy, and responsible
- No criminal record; NBI clearance required
- Valid ID and references required
- Strong attention to cleanliness and detail
- Able to follow rules, checklists, and procedures
- Able to take responsibility and solve problems calmly
- Comfortable communicating with foreign guests and tenants
- Willing to live on-site
- Willing to be trained
- Able to work independently with minimal supervision
- Previous experience in Airbnb, property management, hotel, customer service, admin, or hospitality is a plus

Negligence, dishonesty, misconduct, or failure to follow procedures may result in disciplinary action according to the employment contract and applicable law.
