Architect

Job Summary

We are seeking a Licensed Architect to oversee warehouse development, renovation, and fit-out projects while managing the processing of permits and regulatory requirements. The successful candidate will coordinate with contractors, consultants, and government agencies to ensure projects are completed in accordance with approved plans, quality standards, project schedules, and applicable regulations.

Key Responsibilities

• Review and evaluate architectural plans, drawings, and technical documents prepared by consultants and contractors.
• Coordinate with contractors, engineers, and project stakeholders throughout project implementation.
• Oversee warehouse construction, renovation, and fit-out activities to ensure compliance with approved plans, specifications, and company standards.
• Conduct regular site inspections to monitor construction progress, quality, and safety compliance.
• Identify construction issues and coordinate corrective actions with contractors and consultants.
• Review contractors' accomplishments and verify completed work before progress billing or project acceptance.
• Prepare, process, and monitor building permits, occupancy permits, and other regulatory approvals.
• Coordinate with the Office of the Building Official (OBO), Bureau of Fire Protection (BFP), LGUs, and other government agencies for permit applications and inspections.
• Ensure compliance with the National Building Code of the Philippines, Fire Code, zoning regulations, and other applicable laws.
• Monitor project schedules and report delays, risks, and project status to management.
• Prepare project documentation, site inspection reports, and permit records.
• Attend coordination meetings with contractors, consultants, suppliers, and government representatives.
• Ensure that completed projects are turned over in accordance with company quality standards and regulatory requirements.

Qualifications

• Bachelor's Degree in Architecture.
• At least 2–5 years of experience in construction supervision, warehouse or industrial projects, and permit processing.
• Experience coordinating with contractors and government agencies.
• Knowledge of the National Building Code, Fire Code, Accessibility Law, and local permitting procedures.
• Strong project coordination, problem-solving, and communication skills.
• Proficient in AutoCAD and Microsoft Office applications.
• Willing to travel for site inspections and project monitoring.

Working Conditions

• Monday to Saturday (8am to 5pm)
• Office-based with regular field/site visits.
• May work beyond regular office hours to meet project deadlines.
