Job Title: Caretaker

Reports To: [Property Manager/Building Supervisor/Homeowner]

Summary:

The Caretaker is responsible for the overall upkeep and maintenance of a residential or commercial property. This role involves a wide range of duties, from basic cleaning and repairs to ensuring the safety and security of the premises.

Essential Duties and Responsibilities:

General Maintenance:

• Perform routine inspections of the property, identifying and addressing any maintenance issues (e.g., plumbing leaks, electrical problems, landscaping needs).
• Conduct minor repairs (e.g., changing light bulbs, fixing minor plumbing issues, painting).
• Maintain common areas (e.g., hallways, lobbies, parking lots) in a clean and presentable condition.
• Ensure proper functioning of building systems (e.g., HVAC, elevators, security systems).
• Perform basic landscaping duties (e.g., mowing lawns, trimming hedges, watering plants).
• Remove snow and ice from walkways and driveways (if applicable).

Cleaning and Sanitation:

• Clean and sanitize common areas, restrooms, and other designated spaces.
• Empty trash and recycling bins regularly.
• Maintain cleanliness of outdoor areas (e.g., patios, decks, pools).

Security:

• Monitor the property for any signs of suspicious activity.
• Perform regular security checks of doors, windows, and alarms.
• Respond to emergencies as needed (e.g., fire alarms, medical emergencies).
• Maintain a log of all activities and incidents.

Tenant/Resident Relations:

• Respond to tenant/resident requests and concerns promptly and professionally.
• Assist tenants/residents with access to the property (e.g., issuing keys, providing directions).
• Maintain positive and respectful relationships with tenants/residents.

Other Duties:

• Assist with move-ins and move-outs as needed.
• Coordinate with contractors for major repairs and maintenance.
• Maintain accurate records of all work performed.
• Comply with all safety regulations and company policies.

• High school diploma or equivalent preferred.
• Prior experience in property maintenance or a related field is a plus.
• Basic knowledge of plumbing, electrical, and carpentry is beneficial.
• Ability to work independently and as part of a team.
• Strong communication and interpersonal skills.
• Physical ability to perform manual labor (e.g., lifting, bending, standing for extended periods).
• Valid driver's license may be required depending on the property location.
