Maintenance Supervisor - for Palau - Overseas Employment

POSITION SUMMARY:

• Reports and Coordinates to the Operations and/or Assistant Operations Manager.
• Supervises the work of employees in the General Services Department –Maintenance Section.
• Oversees the upkeep of buildings, grounds, and equipment which includes maintenance of electrical, plumbing, mechanical, and related systems.
• Assists in the work of employees and other duties as required.

DUTIES AND RESPONSIBILITES:

1. Supervises and assigns the work of maintenance employees.
2. Inspects work for completeness.
3. Determines material, equipment, and supplies to be used.
4. Transfers equipment and personnel from one task to another as necessary.
5. Keeps time cards and other routine records.
6. Coordinates or installs, inspects, repairs and maintains the electrical, plumbing, mechanical and other related systems in all department locations.
7. Coordinates or inspects, operates and maintains the heating, cooling and ventilation systems (including boiler system) in all department locations.
8. Does general repairs such as painting, patching walls, security hardware, hanging shelves and landscaping.
9. Coordinates renovations of existing facilities and the construction of new facilities.
10. Coordinates and inspects major contract work on the electrical, plumbing, mechanical and other related systems in all department locations.
11. Assigns and inspects the work of maintenance employees.
12. Meets and deals tactfully and courteously with fellow employees and vendors/contractors.
13. Installs, inspects, repairs and maintains the electrical, plumbing and other related systems of all department locations.
14. Performs various clean-up and maintenance tasks as needed.
15. Updates inventories and other supplies as needed.
16. Inspects, operates and maintains the heating, cooling and ventilation system and the boiler system.
17. Maintains and repairs security hardware.
18. Understands complex written and oral instructions.
19. Knows the occupation hazards and corresponding safety precautions necessary for the safe performance of assigned duties.
20. Fills in for absent staff as needed.
21. Understands that business demands sometimes make it necessary to move employees from their accustomed shift to other shifts.
22. Works closely with other departments that are essential to ensuring a positive guest experience.
23. Assists other departments wherever necessary and maintain good working relationships.
24. Performs other duties and responsibilities as may be required by the Management from time to time.
